Hi do a lot of work in Kansas city and I live in ontario  have a full team there I trust  that is the key to long distance projects more then willing to share but  I never take on a project untill I have a full team in place  just me once I have the team I find the property get a vidio walk through or good pictures, send in the contractor for an estimate  and the inspector for a report   then if it is still in budget close and have my property manager supervise the project.

@Vince Lucas so how have you structured your compensation; just the commissions on the buy and then subsequent sale, the management residual, a flat fee for sourcing and supervising the rehab (hold or flip), a % of the rehab costs?

I have eight years left on the lease.I have three problems with the laundry company, first they supply very old inefficient equipment and refuses to update and second, they check the washer / dryer proceeds without me being there to supervise, third they refuse to provide an accounting of how much money they take in and how they are calculating my part of the proceeds.I would love to get out of this contract but don't see how.

However, I did hire individuals for tasks (I was the GC) and I did supervise on a relatively regular basis (after they completed a task and I inspected, I paid them).
