So not sure if lot of ppl know but some religious groups specially Muslims avoid borrowing money on interest due to religious reasons.

Always run your numbers religiously and confirm with other local investors.

- but most folks are looking for something else entirely, something that simply does not exist. as soon as one puts all of these fantasies aside, as soon as one looks deep inside and makes the decision to actually engineer a decent framework up front - which includes a sharp self-education in correctly perceiving reality, along with all of the practical matters that Jerryll mentioned above - then the true path begins. imo, this is a genuine awakening - believing in one's self above all others, working diligently and intelligently, accessing all of the wisdom that is already inside of you. all the best!!

Those are the hazards of being in this business, but at least you don't have brand new floors that will need to be ripped up, and more importantly, lucky that it didn't go undiscovered so that one night you were awakened by frantic calls from tenants complaining of sewage all over those nice new floors.

The sellers are in for a rude awakening I think.  

Making the leap into the commercial lending space is often a rude awakening from the residential space since there is seldom long term fixed financing available.
