One roof needs replacement and gets patched every year, one is 5 years old, others in OK shape.The challenge I will have is putting a value on properties that are underperforming -- if say a property is 70% vacant - do you value it as the #'s are, build some upside in, how do you account for deferred maintenance amongst other things?

I did some floors in similar shape , sorry no pics , but the nails tore up the sandpaper on the drum sander real quick , I cut and patched in some pine boards that were laying around , the glue we heated with a heat gun and scraped first .

@Jason Franklin I wish I would have a year ago, but at this point it’s just a matter of pulling a few permits and getting through inspection, which I can open and patch things up myself if needed no problem.

I saw a house down the street that sold, and before closing the seller was out on his driveway making patches and repairs and i found that ODD. now i see why, his buyer must have been FHA too. the driveways are uphill so makes it a bit complicated.
