They have been dishonest about rent being paid and then have made a partial rent payment, likely with the knowledge that this will make it harder for you to evict.

Unfortunately after following through on this a little more, they were fully aware of what they were doing but were downright dishonest about not letting me know.

So, even the applicants who barely meet your requirements may seek alternative means to live someplace else- even if it means being dishonest to do so.I think you're wise to go with a voucher program given your description of the place, but I would suggest modifying your requirements to obtain a better quality resident.

On hard to place loans, the best mortgage brokers charge a commitment fee upfront since they will be putting in a lot of time and effort. All the above has been used by dishonest scam brokers and lenders to obtain large upfront fees for loans they never intend to fund.We recently closed on a $5 million + purchase of a 4 building office/warehouse complex.

Say you have a 200k house and the seller says "If you give me a discount on selling this house I will use you to buy the property we are moving to"The house they are moving to is larger and costs more so you agree. Then after they sell they go with a DIFFERENT agent on the purchase and get another rebate (dishonest double-dip) from the seller.Same with an investor saying rebate me on the purchase and I will re-list with you on the sale.1.You don't know that they will relist with you or try to get you to go down with a flat fee.2.You don't know when and if it will sell. This is why if you have been in this game for awhile you don't go for these types of arrangements.I tell the sellers my terms when listing. They either agree or disagree. When they disagree we part ways and they usually call me back a week later or months later to agree to my terms. If a broker/agent gets free Taco Bell that is funny.I remember my meetings working for a developer on commercial projects.Would always meet at an upscale restaurant and gave me a 500 Ruth's Chris gift card for Christmas. So if you want big free meals go for the developers!!

This "investor" would take the down payment, and in a couple of months would kick the tenant/buyers out and start over again, stealing numerous families' life savings.Just as Gordon Gekko was a blemish on the equity traders, there will always be dishonest people in every profession that will prompt the original question of this thread: is my profession legitimate, or just filled with con-artists?
