I learned a ton during this process while being able to take some intentional steps to protect my client.I'm going to do my best to explain this without divulging specific details, as I don't believe in having anyone shamed and I do not intend to break my clients' right to confidentiality.The property in question was less than 1 year old, built by a local builder who held full ownership free and clear of any debts. 

After assessing the cost of remodeling, and either renting or selling the property weighed against the advantages of selling as is to a builder it seems to make more sense to sell it as is. 

Also depending on the builder, some of the builds will do spotty work.

I highly doubt he is building homes in Texas from his self imposed exile to Portugal to excape massive litigation that was/is coming his way.He is a marketing guy and receives a commission for referring you to the builder developer who actually owns the properties.. at least that was his SOP in the past.
