How would you guys proceed to do your diligence with no facts in black and white?

I started listening to the podcasts and attended a Black Diamond meeting recently.

Quick question for you.I came true a flip deal, the numbers runs good, but they do not give me any option period.Should I go away or try to bet in a black box?

I was looking for more idea of white cabinets with black countertops. 

I see a 'big black  money hole' with the getting the tree down where it is, right next to the house.  

(actual around 40k)  There were so many people there I felt like people must feel when they're in line at Walmart on Black Friday!!  

Besides Black Diamond, start attending other events as well, if only for the reason of connecting with more people.

Others that are fairly close are the Black Diamond in Waltham (Every other month alternating with their Worcester location, this is a Waltham month) which I highly recommend checking out.  

I guess I don't see this as black and white.
