The deal has good Debt Coverage at 1.62 and it will cash flow at 19k/year.The building is partially rented (2 units - 2 Bdrm and a Studio) with one 2-Bdrm ready to go.  

So does sophisticated investor mean "everybody on the planet other than accredited investors" or are there other requirements.If i'm understanding correctly I would scour bigger pockets forums, find the people talking about syndication, contact them directly to ask if they have x of 35 slots remaining for sophisticated investors, then put in 100,000 and collect 8% a year on it.I dunno for me personal i'd rather use the 100,000 for a leveraged investment townhouse or something in the neighborhood of the new amazon HQ2.Also makes me wonder where do accredited investors go to find a directory of these offerings to jump in to?  

Purchase materials as cheaply as possible via Craigslist, Ebay, Amazon, etc. 

I couldn't find it on my amazon list and I'll have to charge my Kindle as it's on there.

@Ryan Moore My recommendation here would be a book by @Jake Stenziano and @Gino Barbaro called "Wheelbarrow Profits" and it can be found on Amazon.

For example, my plan is to focus on three passive income sources 1) real estate, 2) stock market cap gains and dividends, and 3) online business models such as blogging or Amazon FBA.

Amazon is also building a new distribution center 10 minutes away that we hope will bring a boost to the economy, so we want to wait and see with this one. 

I own a tattoo business in Knoxville TN, and my landlord just offered to sell me the building and the small 2bd 1ba rental house next door to the tattoo studio.
