What is the respective cap rate for each property?

And seeing that it is a 1bedroom, I'm at the max rent cap currently.

Shingles = $1,120.  2 boxes of roof caps at $100.  4 rolls of #30 tar paper at $100.  

This route will be limited to original purchase price as value basis and will be capped at 75-80%.

EVERY city in ALL of clev, has doubled, tripled or much more over the last 10 years on top of the 25- 35% net caps.

What cap rate do you all look for when looking at duplex's or multi-plex's? 

On my first syndication deal, we were able to get a seller carry note for 5 years at 4% and another 5 years at 6% cap back in 2020. 

There is little we can do to off-set cap gains under J taxes.
