I wound up with the rental income and the proceeds from the sale coming out around 10k to the good but the stress of the whole thing made it not really worth the hassle. long story longer - there are a ton of folks on BP who will tell you all the things I just said before you live it but living it makes it real!!!

So all the the accumulation of appreciation during the decedant's ownership is essentially tax free and the basis is re-wound to be value at the time of the death.The bad news is in most estate situations the heirs want their money now.

I've done this twice before without agents and gotten prices I wanted and I have a tightly wound spreadsheet telling me my deal works; I'm comfortable owning my risks on the deal.

But, out of all the conversions, I only had two leads, neither of which panned out.I was constantly tweaking and A/B testing, so I feel I was on the right track, but after a while, decided it wasn't worth the money.I was very targeted with my geography and wound up paying about $1.80 per click and was in the 1.5 - 2.0 spot the majority of the time.

If that is one that actually makes you money that is a crazy reason to sell it to keep a crappier one.For this most recent one is the market going up fast enough and can you do work to it to maybe sell it as a quasi flip and cut your losses on it and just lick your wounds and find a deal that doesn't cost you money every month?
