And yes, it's similar to planning a wedding.

Close to some wedding and youth sport venues, which have been our bread & butter in the past along with weekend get away for city residents.We did decide to accept a furnished 5 month stay in one unit that would cover expenses.

The goal at first was just to find a couple properties to serve as a gift for my two girls down the road when the wanted to pay for school or weddings or whatever in about 15-20 years.

I would be extremely conservative in your projections given: (1) this is your first flip, (2) it requires a complete gut renovation, (3) preparing for a wedding / honeymoon.

But that will only defer the tax temporarily and leave the seller still feeling somewhat wed to their property.  

On the same property is a hangar that we've previously considered turning into a wedding venue.

We need to get through our daughter's wedding to see how much $ is left (LOL!).

They always had valid reasons, like their long-lost aunt's funeral six states away, a brother's wedding in California, their transmission went out, they had to have surgery, etc.

The two of you will be wed together.
