The city came out and determined that the problem was actually on the city property, and not ours (the tree was outside our property line and so were the cracks in the pipes.)

It is up to the CPA to determine if the taxpayer is an "Affected Taxpayer" and if so which date/dates are being extended.

Again, an attorney can help you determine if you have a strong stance/case against the neighbor or not.You also need to consider your own carrier's response to this claim, and perhaps even visit with them about possible subrogation.

Basically, from what I've seen (and this is purely anecdotal), they're not really going to go out past one, maybe two miles, unless there simply is no truly comparable property.
