Self-proclaimed Section 8 guru's online claim to do the latter and then find Property Managers after they purchase the property in whatever state, but I don't know how real that is. 

Some have never even seen their property first hand.  

With a live-in flip you buy a dated but functional primary residence and live there while you rehab the property.

I recently moved to the DFW area and want to get involved in real estate in the near future (looking to buy a property in the next 6 months to a year).

This then would allow you to look at a property 1500sf 3/2 with the same rehab as a property in the same condition that you got a bid for 1-4 weeks ago..

Every property/venture we add to the portfolio forces me to reinvent the systems we use.
