I've found that when I try finding other deal types or other business models or niches, I end up losing a ton of valuable time that goes nowhere. 

What type of MF properties are you looking to add to your portfolio?

You want to make sure that the developer can perform and that the type of development proposed is needed in the market and that the neighbors don't oppose the project.

What made you interested in investing in this type of deal?

Type of construction materials for the build(block/metal frame/wood frame), separate utilities, finishes, tech, cleaning crews, any tips and tricks would be HUGE! 

It kind of depends on the type of properties you're looking for funding on.

there was a follow up post where someone got a loan from them but for realistic rates  8% or so and few points.. under 6% private / hard money simply does not exist unless its a family friends type situation. that bank rates or lower right now for new construction or fix flip  

It might take a large financial institution with capital for “brainpower” and marketing, and financial and reputation strength to design as well as create a trading market for this type of security. 

There is plenty of tax planning opportunity with a property type of that size. 

This metric became popular post GFC, when properties with a 1% rent to value ratio were fairly easy to find.
