I had a guy want to form a LLC with me recently.

As a one off where you form a LLC and take separate loans on each property under the LLC allowing you flexibility to sell one of the properties.

Maybe we can form a group and help each other get started together.

Don't stick to pro forma data for your analysis.

I understand ARV is useless but the rental calculator requires it so I wanted to input an accurate number so it doesn't screw up the pro forma.

I would then form a new lease agreement with the Tenant or have them procure their current lease with 4 months of back rent checks verifiable per state law.

There's not much the lenders can do based on my preliminary estimated numbers so until I have the formal pro-forma data from the feasibility analysis, that will have to go on the back burner.
