Instead I'm thinking of having the locks offline but with a known digital key/signature which the tenant will have access to through their device.

You may want to look into doing advertising towards students and put an ad in the nearby campus career centers on their bulletin boards (both online and offline) as well.

So I'm working more toward putting money to work on the MFH side of things because they cash flow so well if you know what you're doing here.But again, you need to do research on and offline.
