With the $$, I repainted the whole house ($3-4), fixed the cracked kitchen floor tile (2k), removed a living room/dining room wall and built a granite bar island with rolling trash storage (2k), built another br out of a den (1k), insulated (2k), bought washer/dryer/fridge/microwave like new off craigslist ($1.5k) and furnished the common areas with basics (sofa, tv, desk) and some rooms (twin bed, dresser - also CL).

As far as I know, nothing prohibits you from partitioning off a portion of your home & renting that to a "roommate" with whom you share no living space (a bathroom, bedroom, & den that are accessed via the patio, with a kitchenette with microwave, for instance).

Essentially it is set up as a separate apartment - fridge, stove, microwave, toilet, stand-up shower.We moved to the second floor apartment, and to avoid dealing with illegal apartment issues with the basement, we capped the gas line and removed the stove and rented the apartment out to a friend as a first floor/basement duplex on a single lease.

That's big money to me.A PM can fix things immediately that a self manager gets to fuss over remotely, while their rents are in jeopardy: Refrigerator, oven, microwave, dishwasher repair, heating/air issues, rodent infestations, lock-outs, TV/internet, plumbing, septic, snake in the house, broken chair or table, tree fell over into the driveway, you name it.Everyone wants to say "Gee I'm saving all of my PM fee by managing myself."
