Especially anywhere in California, and particularly Los Angeles county.Talk to longtime neighbors who might know story and whereabouts of owner, but don’t accept as fact.I’d start with researching who the record owner is.

The grantor may also be open to both civil and criminal charges for fraud.The problem with accepting a deed and holding it off record in case the deal falls apart and the grantee can return it to the grantor to restructure the deal is that delivery of the deed requires more than just handing it to the grantee for safe keeping. 

Or, Does one comp for what has sold for or what a declining market will accept? 

So understand that while you can get a good deal, you are accepting a lot of risk by 'playing the game'.Finally - know that just because an auction lists a price - that is seldom the price something will sell for.  

Buyers are offering way lower prices than actual, and  sellers are accepting.

They accepted & I partnered with my broker owner at the time who was/is a very seasoned investor doing all kinds of fix & flips.

Most of the homes I've represented here recently have been new builds, and I currently view the margins on rehabbing off-market or wholesale deals as too risky in my market.What has really made me consider the Flip System is my own experience of making offers on 5-6 homes — each over the asking price — only to find myself among many bidders and ultimately seeing another offer accepted.
