We’re looking to remodel our small kitchen (about 12 x 12, L-shaped), and convert the garage into 2 bedrooms (not an ADU, no added bathrooms or kitchen, just adding bedrooms to the house).

Having MTRs that are equipped with the tech you need (like keyless locks and cameras) helps make management easier.

But neither nearly as bad as yours - our biggest one was a kitchen fire that smoked out the whole house.  

Renovation, renovated the kitchen, bedrooms by adding closet doors, LVP flooring through the house, new paint.

Updating all the mechanicals, refinishing the wood flooring, adding a 1/2 bath, flipping the kitchen from the existing kitchen into the dining room to make it more usable, updating the full bath, and adding a garage as well as painting throughout.

Some led recessed lighting in the kitchen and a new counter top .

I had a tenant call and say that the water from the kitchen faucet tasted weird and had an odor.

In both scenarios with "shared" services, I would also give consideration to the shared responsibility & maintenance of the septic field , well, and equipment. 

Renovated the kitchens, new appliances, new counter tops.
