But, generally speaking the 3 month seasoning products are pretty terribly priced with 3-5 year pre-payment penalties. 

and credit score of 750+, so I presume getting pre approved as a first time buyer would not be all that difficult.

Lenders are now recognizing ADUs more accurately, especially as national programs like Fannie Mae and Freddie Mac incorporate them into their guidelines.

Personally the only thing I find awkward about it is that you have to "invite" people to fill out the application or pre-application by their email or phone, I'd rather have a link to apply that I could post on my listings rather than have people message me then I have to collect the email, then send them the application, but that's just a minor inconvenience for me.

Agreed about the credit but my plan would be to pre pay the full amount out of proceeds...  . 

Make sure you have pictures and all agree on what pre-existing damage is acceptable.

I was only thinking of outsourcing written communication through messaging as most of that is general inquires and 90% of those can be pre documented.

1)They don’t come off the price because they are literally building the comps for their next build. 2) DR Horton’s pre-purchase inspectors (at least in Vegas) ar pickier than I was as a buyer.
