In order to count a room as a bedroom on an FHA appraisal, I believe it has to have heat and have its own entrance, meaning if you have one bedroom that's connected to a hallway, and on the other side of that bedroom was an attic that you made into a bedroom, you would have to walk through one bedroom to get to the other and I don't believe this is allowed. 

Could probably get $2,250 with some cleaning and fresh paint, while continuing to pay all utilities.I am considering, however, installing baseboard electric heat and sub-metering the system so tenants will pay for their usage instead.

Deals exist everywhere, they just get harder to find and harder to be the first one to find it when there is more competition and the market heats up.

However, with numerous structure issues, electrical and heating issues, it may be a dead deal. 

Things like roofs or structural or things that make it livable....like missing toilets, missing heat, broken windows....sometimes flooring.   

My last tenants brought in German cockroaches.I advised her to use harris cockroach tablets and roach motels.I advised her to set off bug bombs.I left4 in linen closet.she left keys Sept 10 and packed up a airstream trailer.She said she might have to rent a truck and return as garage was half full w cardboard a big bags garbage.3 cans of recycles and garbage.A compresser grease rags.Tenants broke up husband left for Vegas in beginning of Aug.He called me Aug 30 and verbally gave 30 day notice and by text.Previous tenants lease expired oct1 2018.House was not left clean as I had 3 girls cleaning before aswell as myself.I have a cleaning service.HOUSE WAS PRISTINE WINDOWS AND SCREENS CLEAN.Refrigerator was full aswell as pantry.empty bottles and jar of grease as well as a pot of slimy water left under sink.while female tenant was recovering from surgery in Palm springs ca.I had to go water 3 stainless steel troughs w bamboo as heat was causing bamboo to die.Female tenant had a infection from surgery.

im thinking of buying a house that uses gas.sidenote: im the type of guy who can live in a cold house. i just need a lil hat and some a warm joggers. ill even go as far as wearing long johns. f that heat. a better alternative is to buy yourself a crypto miner. them things make so much heat. theyre just loud. too loud.

I agree my prognostication had nothing to do with SFH SFR and owner occupied 1-4 unit MFR.Talking about the big apartment blocks in those super heated cities of NYC and Seattle.

The property management company appears to have been horrid as they told us they didn't have heat all winter (luckily for us there is a brand new HVAC) and surely they don't know the conditions there.I would appreciate any thoughts.Pennie
