Gary Keller wrote Millionaire Real Estae Investor and a big emphasis is put on growing not only our real estate business, but also being investors ourselves.It is also one of the best training programs for new agents.

I'm sure if the deal is good enough someone will be willing to travel the extra 10 minutes (of course I know the 10 minute thing is a minor issue and just harped on it for emphasis).

I think more emphasis should be put on cash flow which from what you said, sounds somewhat attractive on this deal.

I do have some background in construction and real estate from an academic and work perspective and would like to expand that knowledge through a local professional network.At this point I'm interested in all aspects of real estate investing, perhaps with particular emphasis on development given my construction background. 

As far as I have discerned, the area I am interested in has a high emphasis on knowledge worker type jobs (tech, software, engineering, financial, etc).
