It, in theory, makes a lot of sense! 

As far as wanting to be nurse and cook, generally the level of care is five patients per one caregiver, and if you were the caregiver, you might not have a lot of time to be cooking.

If you have just one business it's not too bad(My wife uses it for hers) but it starts to get really expensive if you have a lot of doors and or multiple businesses. 

Re-investing that cash will buy you a lot more top-line value, but your cash flow will take a hit for a while.

In one of them, we get a lot of traffic, and the other is very light.

Number 2, a lot of wholesalers forget that building a business is a long-term thing and they get greedy leaving no room left in the deal, #3, make sure you've disclosed evertything to all parties.

And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

I have 2 properties now one I live in but Short Term Rent it when not home which is a lot.

I also saw a lot of folks living in Uhauls and vans. 

We have a lot of more urban units in Tampa that attract mostly Airbnb (maybe 85-90%) and they book close in, often same day.
