There is a distinct difference between development and construction.

Estimating cost for streets and utilities is just a piece of the puzzle, and likely easier, although more expensive.

Being a developer means you find the highest and best use for a piece of property.

One of my favorite aspects is the $49 a month "Piece of Mind" package.

A good piece of advice is to hold on to all your good stuff and transfer any marginal or questionable stuff into better stuff. 

I think you need to make that distinction that your dealing with TX.. the laws in OR WA and CA are very strict when it comes to foreclosure rescue no matter how you do it.. thats why I do not do it anymore.

Having a piece of miami would be amazing, i just always thought it was out of reach.As you can tell, im very green in the real estate world.

I imagine a situation where you rent an expensive piece of machinery, and then their employee damages it, and now your left trying to collect from their insurance while being on the hook with the rental company.  

I think the value given to landlord- or tenant-friendly as a distinction is often confused, misunderstood, and errant.
