@Ann BellamyWithout drilling to the center of the earth of financing, let me put it this way ;This thread is about an individual wanting to get into hard money lending, I assume just as most individuals approach lending in a commercial manner to investors, not consumers.Sates have different laws on private and hard money lending by individuals or said a better way, who are not registered, not really in the business of lending, who may make occasional loans but are not considered in the business of lending to the public.You will also find predatory dealing and lending ordinances at the municipality level, 3 that come to mind are in Texas, San Antonio, Huston and Austin, I'd bet Dallas is included and other larger cities in other states as well, California also has equity protection laws.

I would guess the sanitary lines are at a higher elevation entering into the home and would likely have a hard time creating enough pressure to both sink down in the earth without running off and actually get under the floor or far enough down to be at the floor level of the basement.

Stable climate, not too hot, plenty of fresh water, no hurricanes, wildfires or earth quakes, a well built out infrasturcture, relativley business friendly, central location and low cost of living - in times of remote work that is a huge incentive for businesses and individuals alike.
