Hi Tristam, I unfortunately can't offer any commercial insurers as for you but would like to comment on the loss...I'm not sure if Carrier denied this claim entirely ; if they stole wiring that would be considered Theft however I personally would consider the damages caused to the property Vandalism; in order to remove the wiring they had to gain access to the wiring and that would have probably damaged the sheetrock wall, damaged/scratched the paint, debris on carpeting (maybe metal shavings from wiring in carpet) and possibly even caused damage to the front door to the home to gain access.  

I had the inspection but off course my insurance denied the coverage , after I waited for weeks for an answer. 

I hope someone can confirm or deny that for you.

After speaking with him he tried to deny it, although his front bumper was clearly marked with my paint.

Non-Owner Occupied - so far, I was told that underwriter reqs for this one is at least 20% down (which I should be able to cover but was 'denied' due to the fact that some of the funds are coming from accounts that have less than 60 days of verifiable banking history?

My agent seems quite savvy, and with her walk-through video and commentary, I should be able to at least ask some contractors for bids/know general rehab needs.After being denied the first proposed walk-through, my agent set up another one.

As an agent, you should know that Wells Fargo, PNC, BoA, Quicken etc. are all looking for reasons to deny loans at the last minute.

Also, after you were denied, did you continue using it as a duplex?
