Before you commit money and time, look into:  How long are houses currently "On Market", (Is inventory growing or getting more scarce) and into prices.  

Hi all,I currently use RentRedi and am trying to deal with the following situation:- I have a bunch of prequalifications and applications in my queue- I've accepted one tenant and filled the unitMy question is, "How should I mark the others down in the software that would have passed my screening standards?"

Many of these are low income, government subsidized housing units.

I ask to take a walk through and document the current condition as my agreement states they can not damage the property during this process. and of course don't give them anything until you have walked through verified they are out and have voluntarily handed over keys. 

I have looked into the windows and currently have a contractor quoting it out, however it is extremely expensive and there are no promises that it will improve the noise.

I have read and am currently reading books on real estate and real estate investing.Following my readings up to date, I am considering house hacking for my first deal in real estate.

I am currently using Proper to insure another property, and they're very good and reasonable as well.Like I said above - why take a risk?

There are definitely ways to make money in real estate without needing initial capital but I would say those are fewer and less likely in the current market. 

The price is about as low as you can go in Southern California.

I am currently searching for a job in property management because I feel it will give me solid experience and knowledge to tackle my own properties one day (and I am in need of a career change).
