Real estate has so many tax benefits and credits available, that I always tell people it's crucial to have a CPA that's extremely knowledgeable in this area.

Different people expect a different combination of risk/reward.  

So, many people in your area may not realize its negotiable and just assume its always handled a certain way.

The audacity people have to trash your place, treat you like garbage and want their money back. 

Every day I mark how many calls to leads I made, how many people I contacted (and was it email, call, text) from my database/past clients....how many social media posts I answered or made, etc.I don't know if that's automating, but every week I can quickly see how much of each money generating thing I did.Do you use Google Calendar? 

What you’re counting on is even a slow rate of appreciation, say equal to barely inflation, called it 2-3% being multiplied by 4 or 5X because you only put down 20-25%.

@Laura GenoneI have my own information saved as a contact in my phone and it allows me to text, airdrop, or email my information to people I network with.

My immediate area, 5200 people, has 3 outdoor self storage and 1 new climate controlled.

We are the kind of people who do not jump into anything without fully planning it out.
