I found a very well maintain oil heating condo from 1940's...

Think termite damage, broken sewer lines, galvanized and lead waterlines, knob & tube wiring, underground oil tanks etc. 

It is more work upfront, and has a steeper learning curve, but can pay off once you have a well-oiled machine working for you in the market.My personal opinion and how I tell my clients is house hack here in colorado each and every year, getting a low down payment loan.

Since I'm not really well connected in the HR department for the oil and gas folks around here I figured that would be my biggest obstacle.

We have now seen that most politicians think nothing of illegally screwing over the real estate industry, because most of us are small businesses that don't have lobbyists like the oil/gas and grocery store industries do. 

If the mobile home has a propane tank or oil tank for heating, it can be problematic because tenants may not be able to afford to fill up and use other types of heat sources.

I work for an Oklahoma City based Oil & Gas company.

It seems to work well as there is no gas/oil and less on going maintenance for the machine.

There is a 14" pipeline that delivers crude oil to a refinery about 3 miles East of my house.
