And with wages not going up as quickly as inflation, what I see is people carrying balances on credit cards and not being able to spend money on things they used to be able to spend money on.

@Jingru Sui, as you noted, putting it into an LLC in the first place is easier (and you could still carry an umbrella over the LLC).

One tenant however, did refer to having their rent pro-rated by the number of days that the situation would last.There is a clause in both their leases that they are responsible to carry renters insurance to protect their personal belongings against fire, theft, flood, loss of use etc.

As for the shed I was recommended to allocate it the same way split between the properties therefor making it fall under the De Minimis Safe Harbor amount of $2500 allowing me to expense the cost rather then carry it as an asset for depreciation.
