WE have to keep in mind also that each state is different in how they operate with regard to public records.. out east in the states were folks still need a title abstractor title work is completely different than the west coast were most title plants have been moved off shore..

Being east of Aramingo in Port Richmond is an entirely different world than Kensington Ave/the letter streets. 

It's middle of the road. 

You do not need batteries unless you're out in the middle of nowhere.Check out the net metering for your utility in doing your calculations.

You always want to make sure your bidding on 1st lien( usually the mortgage) because then "normally" any other liens are not your responsibility and fall off from your responsibility(they can make a claim on any excess proceeds from the auction sale).If your title search shows the 2nd lien being foreclosed on, well now your caught in the middle.

Bob is right that you can get better cash flow on the east side, but I still see deals pop up over there from time to time and I don't see any rapid depreciation in those neighborhoods coming any time soon and I think if your strategy is to buy and hold in nicer areas with less risk, it's a very good area to target.

To make this deal even better it is in the middle of my drive to visit other communities I own.

The rental market is strong too, especially in Midtown and East Memphis, with low vacancy rates and a 5% rise in rental prices.

South East on the Ohio River, just over two hours away from Columbus.
