I made some rookie mistakes, and a partner got a little greedy, and the deal was blown during final stages of signing.

Obviously greed is a factor for the colleges.Very interesting trend.

I am able  pay off debt  but  am still fighting it So basically,  i need a partner who has an decent income to get a loan .I can contribute the  credit and  some resources i have .Not a  greedy person .

If they agree draw up a new M2M lease with all three on it with rent at $900 or whatever rate you feel is greedy enough to keep them.

Some people are in trouble because they made stupid decisions or got greedy and have no one to blame but themselves.

The "trader" doesn't have the money, just a letter from a TL that says they do.

Sounds like you may be dealing with some of  greedy WNY folks that @Engelo Rumora had mentioned in an earlier post.
