I suggest you make sure they are qualified (income, background, etc.) and set them up with a credit repair agency so they can purchase the home before the option expires.

I don't think anybody truly understands how the scoring works and depending on the company, you can see a difference of 100 points between the three scoring agencies (personal experience).

We also rented units in partnership with refugee resettlement programs to recent arrivals; those were a bit different because the rental agreements were in the name of the tenants, but backed up by the resettlement agency paying hefty security deposits.
