Go to look at your properties during the daytime, and if you must go at night, don't go alone.  

Careful planning can assist you through a successful 1031 Exchange transaction.First, you can delay the closing of your relinquished property by negotiating extensions with the buyer so that your 45 and 180 day time frames have not started running.Second, you can look for your replacement property first and then tie up the properties using some sort of lease/option arrangement.Third, you can consider structuring a Reverse 1031 Exchange transaction that allows you to acquire and close on your replacement property prior to selling your relinquished property.

You might need to expand your cities to find something in that 45 day time frame.

I just completed turning over 150+ units in a 14 day time period using this same process on a multifamily asset.

So with a minimum of 12 credits a semester, doing both college and RE is not feasible when both require the daytime hours.

What is the day, time and location of the Sherriff sale you guys go to? 

At least it's within the 30-45 day time period and not some arbitrary number of days/months.I don't know about order of things that happen and some may just be at the same time but:AppraisalSurvey (if a certified copy is not available)TitleFlood CertificationAll the other documentation about the buyer and the verification process.And then if there is something missed that is a back and forth between inter-departments (processor and underwriting) or you and the lender.I kept following up with my agent and lender to find out what was going on when I thought a reasonable amount of time had elapsed based on what my agent and lender told me.Even after the loan is approved, they still do a verification check on employment.
