@Dan Butler and I were just discussing this AM that the collection rates for Dec 2015 have been the highest December we've seen since we started in 2001 (as we all know, December is usually the hardest month of the year because of the holidays)!

Final thoughts: I've read Mike Butler's Landlording on Autopilot and I'm midway through David Greene's Long Distance REI.

A partner and I just finished a renovation on a Butler University property that is in an area surrounded by mostly student rented single family homes (before after/project company coming soon!) 

I would recommend getting a book called "Landlording on Autopilot" by Mike Butler if you've never managed a rental before.
