Greetings.  Hayes Freeman here.
I live in Marietta Georgia, and have been actively investing in residential real estate since 2009.  I am actively pursuing both flips, and adding to my long term portfolio.  I have been focusing on Northwest Atlanta suburbs,  although I am branching out, and considering deals in all of Atlanta now.  
I have much more to learn, than I know.  
Being a licensed broker, I have FMLS access, although my best recent deals have come through wholesalers.  I would like to find more wholesalers with good deals, and I intend to grow in my abilities to source my own deals.  I am here to learn, and participate in this community.  I would love to meet others who are ahead of me, behind me, or are at my level in this journey!  Thank you.

I am pretty much in the same boat as you.  Its really tough to make a go of it in the NW suburbs.  I get a few deals here and there but retail buyers and ignorant investors will pay market value and above for distressed properties, even at the court house steps.  Ive been looking for wholesalers that cover this area for 10 years and no one produces consistent results.

You have joined a great community here at BP.  You can learn a lot from the people on this site.  I am still learning all the time and I consider myself seasoned.
