The people I've known who have been successful in this business- successfully in their own terms of it, meaning owning a rental or two up to unbelievable wealth in real estate, all, all, all had a tight REIGN On their business (Notice I said business, and not investment- because to buy this business costs money, the money is invested in that you might be able to get that money back unless you lose the business to the bank or it is destroyed by your customers).

Hello,On 3 different VRBO listings, one in Albuquerque, and (2) in San Diego I'm getting an unbelievable amount of scam inquiries on VRBO.

This is unbelievable.

This is what we mostly do, and from the smallest property to the largest, we have done very well for ourselves and everyone just seems so unbelieving when we tell them how they cash flow.

My downstairs neighbor always paid his rent yearly because he was a drug addict and knew that, if he would not pay a year up front, he would shoot his rent money in his veins.

Part, yes, I am a sick twisted addict to this sport called Real Estate BUT also we had all the incentives for it via % based fee for service.   

I'm pretty familiar with car washes in the So Cal area, 5.5 (including land) is a bit on the high side here.  1.8 on the other hand (including land) is unbelievably low.
