I only know of one place that does this and I'm unsure if they do Trailer Parks.

The most similar scenario I encounter is folks who buy trailers for dirt cheap to rent out here. 60k entry (or whatever they are going for) then 600 a month to lease the pad/land.

Additional details: You would never know there was a single wide originally - the house is now 75% new/stickbuilt and all roof/siding is seamless between the OG trailer and “addition”.

Are trailer park homes good investments?

My question is do I run the numbers on the SFH as if it were by it self, then run the numbers on the trailers in park and take the average of the 2 cap rates?

There's essentially no LTR market as it's in the middle of nowhere and the town is pretty picky about keeping property values up so you don't have a bunch of trailer parks or apartments. 

So if you build a manufactured house and upgrade everything to 2 x 6 exterior, 16" on center, 2 x 4 interior 2x8 subflooringupgraded to Wind Zone III, trailer hitch wheels removed and set as a permanent structure on n a permanent concrete foundation.
