Many advisors recommend at least one year so that it straddles at least two tax years, but if you are taking a more aggressive position you might want to hold for two years that will straddle three tax years.

For example, if the current building is “front and center” - as it probably is - then it would be straddling any proposed subdivision dividing line between the two new lots, which wouldn’t work at all.On the other hand, if there is a back street that the new lot would have frontage on instead, then it definitely could work.

Most advisors recommend at least one year, but in a rebuild I would recommend a longer holding period of 18 to 24 months (hopefully straddling three tax years).
