Too many headaches for cash flow on paper (which is actually negative in reality) : stolen AC unit (thieves climbed a 7 ft fence), attempted break in (alarm scared intruder away), repair issues, winter weather (make sure someone turns up the heat on a vacant property).

We found out the property was broke into at 4 am yesterday and the newer furnace/ac were stolen along with some damage to the hardwood floors and the front door where they pried it open with a crow bar. 

Meanwhile, I'm talking to this guy and he said in his other property, the little old lady paying long term rent, moved out, and within a week, the neighborhood people had broken in, had a party, broke most of his doors, stolen all his copper and HVAC, etc.

I researched RFID tags , but can't use locator to find the stolen item.

AC unit was stolen right before tenant moved in (get a cage for your AC unit). - I didn't do a BRRRR since it was too difficult from 2000 miles away.

Check the property, nothing seemed stolen or damaged but she made a run for it in her car.

I bought Class C in Indy in 2023 and now my cash flow is non-existent from repairs called in by tenant (7 times in 9 months), capital expenses (stolen AC unit before tenant moved in).

The phone could have been stolen, used without permssion, spoofed, whatever. 

I think RE now is a long term appreciation play so it's important to buy a solid asset, not just an inexpensive property (repairs costs, capital expenses like my stolen AC unit, potential tenant issues, etc). 

Physical asset investing does not grow linearly, you'll get some jabs in the face, maybe a tight slap like an AC stolen or a tenant flooding your bottom floor.
