Hey @Patrick Braswell  You shouldn't have any issues getting a DSCR loan as long as you have at least 1 borrower who owns 20 to 25% of the property, or if a couple of you can get to that level combined. 

The amount I invested was small enough that a 50% haircut is tolerable.

This is not the norm right now, but I do believe over the next several years, we will see more sellers accepting this asset due to its potential and hedge against the deflating dollar.

The market is crazy right now and will be for the next 2 to 3 yearsdue to inflation devaluing the dollar, inflation increasing newbuilding costs.

Based on what my real estate agent thinks that this quote will be, roughly, and the after repair value, it looks like I could buy this property in cash, spend a month or two fixing the damage, and then put a mortgage for roughly 1.6x what I paid for it and thus have a cash flowing property at a few hundred dollars per month and a little more money in my bank account ready for a down payment on the next deal.

So, I don't think they would be able to stay.There is currently no loan on the property. 

This reduces exit options and affects the value. 10) Small number of small units is the most expensive residential development there is.

I'll continue the strategy I've been using for the last 2-3 years, building small apartment buildings.
