Having worked as a Location Scout/Manager for the past 20 years, I bring my production experience to my new role of Real Estate Investor.

However, given the current situation, it is essential to engage in extensive research, scouting, and analysis, and invest in prime locations and features that distinguish one's property from others.

I would say if you don't know the area, you should check the eviction database for that street to see how often evictions occur, you should check crime on neighborhood scout or some other site, and you should drive by the property late at night and see whether you would feel safe getting out of the car.  

My goal for this weekend is to scout out that area.

Your time has value, yes, so be strategic about it... boy scout troop and PTA meeting would be a waste of time.

Neighborhood scout is a better resource. 

Mostly I get guests who are visiting family, businesspeople who need a longer term stay, and now I am hosting guests involved with suppliers who are scouting the area.

We have taken two scouting trips and have connected with a great Realtor who has been very helpful.

Curiois if you have been scouting the markets for properties?

Maybe it'd be better to focus more on getting a team setup first before scouting the city looking for the deals that will fit your criteria.
