After 6 months or so you can regroup and see if that is for you. 

We quickly regrouped and reached out to another bank, which just so happened to be the lender that held the current mortgage.

You can do this locally by searching that city/counties RE Groups, or you can establish a credit line with a bank and use the credit line to fund the deal.

I should have just stopped the project, and regrouped.  

Denver/Boulder have quite a few RE groups that are worth going to as well, have you been to any?

Eviction is different when someone is living in your property - it may not even be considered 'eviction' formally which could make your process easier (check your local laws or ask some people in a local FB RE group).
