Here's a good link to buy reconditioned sprayers, http://www.gleempaint.com/airspray.html great for do-it yourselfers, I buy the small ones for trim, doors and cabinets, the gun and hose would cost about the same as the complete rig if bought individually, I use it for about a year on my jobs, toss the unit when the packing goes out, because it cost the same to repair it, keep the gun and hose and order another.

In theory, you can purchase with no money down, certainly with less money, and keep some for reserves and light reconditioning of the property to increase rents.

Sometimes I try to "recondition" old windows - we have a company that, for $300 will remove weights/pulleys, insulate that cavity, install new track, and make them operate like a "modern" window.

If however the place has gotten really beaten up over the few years they have been there then the longer they stay the more accelerated your damages will be when you go to eventually re-rent the place that exceed past normal wear and tear.How much do you estimate if you evicted her that it would cost to recondition the property to a regular renters standard??

With the age of the homes, you are likely going to have frequent maintenance and expensive re-conditionings between tenants (remove trash, deep clean, paint, carpet, etc.)
