Hey everyone I'm Jarid,

I started listening to the podcast about a month ago and wanted to introduce myself to BG. I've become addicted to all the valuable information and resources this community provides. Keep up the good work! I'm just getting started in real estate investing so hopefully down the road I can offer my own knowledge and experience as I continue to learn.

A little about me...

I grew up in the Dayton, OH area and received a BBA in Supply Chain Management at the University of Toledo. I graduated in 2014 and putting my degree to use I began working in procurement for an EPCM firm. Starting out as a purchasing assistant I needed to pay my dues. My upstream leaders did a great job thrusting me into every aspect of the capital purchasing process. I learned everything from writing RFQs, quote analysis, scheduling and strategic forecasting, SAP SCM functions; and of course client expectation management. After two years I received a promotion and landed in the Commercial Contracts Management space of our business. I spent a year learning about division 00 and 01 specs, assembly of RFPs in accordance with client's intent,  proposal evaluations, change order management, close out documents, etc. Again my upstream did a fantastic job getting me involved with every aspect of the Commercial Contract Management process beginning from design review drawing/spec sets and ending with project closeout. It was an eye opening experience and a much appreciated one but after 3.5 years I felt a change of scenery and job responsibilities was necessary. In January 2018 I landed in the Cleveland, OH area and now work as an operations analyst for a small business that provides reconditioned equipment to the material handling industry. It's been both a blessing and a curse working for this company but that's a conversation for another time. 

Five months ago I closed on my first property, a duplex in Lakewood, OH. I'm house hacking right now and will use this first house as a stepping stone into financial independence. 

My plans for the rest of 2019...

1. Show up early and keep working hard at my day job 

2. Learn as much as I can about real estate tax law, landlord law, accounting (always a pitfall of mine), general investing best practices, property cash flow analysis, and market research

3. Establish an LLC and begin working on good business credit (could serve very useful later on getting a LOC or construction loan)
