If the Transunion report verifies everything, and they meet my other criteria (credit scores, proof of income, background and eviction checks...) then we are good.In my 15+ years at this, I have found a very strong correlation of credit score and tenant quality.

I've seen folks charge as high as $5,000 to $10,000 for tax planning and tax preparation, But i also know high quality folks that have fees are around $1,200 to 2k.

The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022.

If the answer is "close enough," they move forward without much hesitation.While it's true that higher-quality tenants are easier to attract with nicer homes in better areas, I’ve managed C-class properties and had fantastic tenants.

This is basically what I made for myself:So every morning I get a report of everything new that hits the market in LA/Ventura, and I can just click the google links, check it out on RedFin/Zillow, and if it seems promising, fully underwrite it (using tools and/or manually), then offer on it.Don't try and come up with an auto-offer estimate, you can't tell the visual quality of the home or how much the construction will be, etc, stick to estimating values of renovated and distressed property in your tools, make it easy to fill those comps/value metrics into an underwriting model/proforma, and let the end users tweak numbers/select comps/etc so they feel confident in everything.

.* Work Quality: Jenny never showed up to the house, she sent 2 people instead, she never mentioned she would not show up herself, she never asked for approval to send two others instead, they did not complete the job, and there were multiple unauthorized charges on my card.* Receipts and Expenses: Once I brought to Jenny's attention that we were 20k above budget, she refused for days to give me the receipts, saying that I needed to give her my credit card statement first.
