As@Chris Seveney suggested, being a private money lender can be pretty passive once you find the operator and asset you feel comfortable with.

And is it pretty easy to manage or no?

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

We're having to reorient our entire portfolio and sell pretty much all our big houses and condos because they don't cash flow anymore.

For almost $100k a lot you want a pretty high NOI to make sense of it, like over $300k IMO I agree.
