So you have financial outfits getting involved in businesses that had long been left to small owners or specialized funds.

It is NOT  a red flag that a vendor will only work with cash buyers that is just things that are promulgated by other turn key outfits.

if not you'll want to forecast in some TIA that you may have to pay to a future tenant to outfit the space for their use.  

  $1.5M mortgage, 30-year-fixed at 2.5% so I really do not want to sell or refi.I've looked at equity co-investment outfits like Point and Hometap, but the deal terms seem atrocious. 

I also second @Andrew Steffens on the Orlando STR market...I would think more than twice before considering a costly property purchase and design outfitting of the property in Orlando!

I would never refer any clients or customers to this outfit.
