I haven’t decided if I wanted to start with a turnkey property, or a property that’s in need of mid/minor rehabs.  

We agreed on a discounted amount and Blue Metrix stated in mid September that they were shooting for the second week of October to cash us out but even if they had to do it out of cash that it would be no later than the last day of October.

I think you have to employ mid term or short term strategies to get actual cash flow in year 1 on a 2-4 unit in a good location.

House hacking, short/mid-term rentals, co-living, sober living, or finding ways to add value are where the best opportunities are right now. 

I'm most interested in Single-Family or Multi-Family Homes with the intention of having Mid or Long-Term rentals (although I am not opposed to Short-Term either).

2) dropping a vape in a toilet mid stay is clearly an accident.  

As I see it, the only ways that real estate pays you well in the first 3-5 years is low to no leverage or a strategy that requires more work (short term rental, mid term rental, rent by the room, etc.).  

In my case I began a “serious” real estate education and experience in 1979 ; by mid 1981 I was able to successfully conclude what for me, at the time, was my first “major” purchase.

Pete and Clearwater still work well for mid-term rentals despite some short-term rental saturation.

I keep reading about all the weird financing issues in this space so I wouldn't actually put money in until mid 2025 or later.
