Instead, I’d look for:Lower-priced properties in better cash flow marketsA better rent-to-price ratio (aim for 1% or close to it)Creative financing options—seller financing or an assumable loan with a lower rate could make the numbers workIf your main goal is long-term appreciation, make sure you’re okay covering that monthly loss for years.

While I couldn't find a good contractor, I can definitely say which ones to avoid 😅 The contractors were the main reason that I had to stop investing. 

Lenders mainly care about stability—if your work history and earnings show consistency, you could have a solid shot at going conventional. 

Mainly, my question(s) is: Has anyone else experienced this?

Main hurdle is the VOM.

The main challenge is sharing the kitchen.

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes. 3) On the other hand, I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.
