Originally, I felt limited by conventional lending DTI.

This is limiting my options.I have never utilized the multifamily lending products offered by Fannie, Freddie, etc., so I would be interested to a) hear other BP members' lender recommendations for this sized property and also b) other members' experiences working with Fannie, Freddie, etc.  

How about a sales contract with contingencies but with a limit where the buyer can only terminate the contract if their find material defects exceeding a certain dollar amount.

@Jay Hinrichs Gave me a good suggestion to ask the BP community if anyone has partnered with Y Street Capital Victor Menasce before as a Limited funding Partner.  

I understand there are many limitations to short-term, or even mid-term rentals down there now, but hoping to see some insights on areas where I might see more of a demand. 

Great community to bounce ideas off of as I build my knowledge base.  

I don't have a lot of time or bandwidth to invest in a fixer-upper and I would like something with limited work.
